Preparing for your
deposit return.
A clean property is one part of a smooth checkout. Deposit decisions also depend on your tenancy obligations, outstanding rent or bills, and any damage. A cleaning booking does not guarantee a full deposit refund.
Before handing over the keys
- Compare the property with your check-in inventory and agree the checkout arrangements with your landlord or agent.
- Take dated photographs after cleaning, including appliances and floors. Keep your inventory, correspondence and cleaning receipt together.
- Record final meter readings, return the keys as agreed and give your forwarding contact details.
- Ask for a written breakdown and supporting evidence for any proposed deductions.
Understand the process
Fair wear and tear and the age of fixtures matter when assessing damage deductions. A landlord should not use your deposit to replace older items with new ones at your expense.
Once you and your landlord agree the amount to return, the deposit must be returned within 10 days. This period starts with agreement, rather than your moving-out date.
If you disagree, your deposit protection scheme offers free dispute resolution. Both parties must agree to use it and supply evidence. Contact your scheme promptly about its deadlines.
